Typically a Pre-Bid or Walkthrough Inspection is performed when there is no condition for a home inspection. This inspection is relatively short due to time constraints. This inspection is meant to provide at least some peace of mind for the buyer. You will not receive a report, defects will be communicated verbally. The buyer should know that this is NOT a full inspection and should not be taken as one. If you’re looking for a full inspection then please refer to Pre-Purchase Inspection
During the Toronto housing crisis, a large number of buyers bought homes without any conditions I.E. home inspection or mortgage. Buyers still wanted to know at least some information about the home they are purchasing, that is why we offered this service. Recently it is not as popular as buyers have smartened up and houses aren’t selling like hotcakes, therefore we highly recommend a Pre-Purchase Inspection.
