Typically a Pre-Bid or Walk through Inspection is performed when there is no condition for a home inspection. This inspection is relatively short and focuses on main items so that there is at least some peace of mind for the buyer. There is typically no report as there is a time constraint going through the home. The buyer should know that this is NOT a full inspection and should not be taken as one. If you’re looking for a full inspection then you would need a Pre-Purchase Inspection
During the Toronto housing crisis when most buyers bought homes without any conditions like home inspection and mortgage most of them still wanted to know at least some information about the home they are buying, that is why we offered this service. Recently it is not as popular buyers have smartened up and houses are flying off the market therefore we highly recommend a Pre-Purchase Inspection.
